Consents

Before renting your property, written consent must be obtained from your mortgage provider and freeholder (if the property is leasehold). You should also obtain suitable insurance and we would be happy to obtain a quotation for you.

Energy Performance Certificate

It is compulsory to obtain an EPC certificate for every residential sale or letting. It is required as soon as marketing has been initiated and is displayed on sales details and the internet. We can arrange for this to be done on your behalf by a local energy assessor.

General Condition

Electricity, gas, plumbing, waste, central heating and hot water systems must be safe and in sound good working order – repairs and maintenance are at the Landlords expense unless misuse can be established. Interior decoration should be in good condition.

Furnished or Unfurnished

Your property can be let fully furnished, part furnished or unfurnished. At Griffith & Partners we will be pleased to give you advice on whether to furnish your property and to what level.

Gardens

Gardens should be left neat, tidy and rubbish free, with any lawns cut. Tenants are required to maintain the gardens to a reasonable standard, provided they are left the necessary tools. However, the tenants may not be experienced gardeners and you may wish to arrange visits by our regular gardener to ensure that the garden is maintained to a high standard.
